Talovisio is the property management and maintenance system developed by SUORAA, the Finnish Association of Construction Experts, which serves thousands of property owners. SUORAA is a renovation expert specializing in property condition inspections and assessments. Condition inspection work is often straightforward, and the customer relationship typically ends once the inspection is complete. The question, then, is how the industry’s practices can be changed while simultaneously creating added value for the customer.

A home inspection is the best safeguard for a home seller. An inspection is typically ordered when a property is being sold, and the client relationship ends with the delivery of the home inspection report. The report gathers dust in some corner of an email inbox for a while before fading into the past.

The Finnish Association of Building Experts (SUORAA) wanted to do more and ensure that the reports would also remain available to the property’s future owners, while also providing customers with a kind of added value that cannot be found elsewhere.

Talovisio is a system that stores all documents related to condition inspections performed on the house, as well as any other relevant documents and the building materials used in the house. A technical service life is calculated for each of these items, and any maintenance work performed, as well as the home’s energy consumption, is recorded.

Talovisio was designed to be transferred from one homeowner to another, but it was wisely recognized that after a couple of years of living there, homeowners might not remember to provide the login credentials to new owners.

A QR code may be a bit old-fashioned, but it’s likely to be a long-lasting solution. Therefore, it was decided to link access to Talovisio to a QR code placed in the building’s electrical cabinet. This means that anyone can access the building’s information and documents—and anyone can also access the cabinet. Even if the building’s future owners don’t actively remember to hand over the login credentials, they’ll always be available.

Talovision’s future expansion needs were—and remain—unknown. However, the need for expansion made it necessary to carefully consider the choice of technology.

It was decided to build the solution on top of the Laravel software framework. The rationale behind this choice was the extremely large volume of data, the need to process data in bulk, and scalability. First, the basic infrastructure and interfaces through which the various modules communicate with each other were implemented as the foundation of the system. After that, Talovisio was implemented in phases, one function at a time.

Talovisio helps maintain property value and is an integral part of SUORA’s daily service delivery. Internal tools designed to streamline SUORA’s own operations have also been integrated into the solution over time.

The desired modularity was achieved exceptionally well, and Talovisio continues to thrive year after year.
